How one broker lights the way through financial complexity, helping businesses find their path to growth.
What sets exceptional commercial loan brokers apart isn’t just their financial expertise—it’s their ability to listen, explain, and connect. Astasia Moon of Moon Capital Advisors has built a reputation for guiding businesses through the lending process with clarity and confidence. In this interview, she shares her journey and the communication skills that help clients navigate complex financial decisions with ease.
Career Journey
Starry Blue Brilliance: Can you share your path to becoming a commercial loan broker and what inspired you to choose this field?
Astasia Moon: I earned my master’s degree in music and spent many years in that profession. Eventually, I wanted a change and explored different careers through conversations with friends and family. Banking stood out. I started as a teller, quickly became a personal banker, and then moved into business banking, learning a wide variety of financial solutions. Ultimately, I decided to start my own brokerage to offer clients more than traditional bank lending, covering alternative financing, private lending, government contracts, healthcare, and more.
Industry Insights
SBB: What lending trends or changes are you seeing right now, and how do you help clients understand what these shifts mean for their business?
AM: Since 2020, we’ve seen rising interest rates and tighter lending criteria. Recently, rates dropped slightly, and small decreases are expected through 2025. I coach clients not to wait for further interest rate drops, as delaying can increase property costs. Acting promptly positions them to close deals under better terms.
“Acting promptly can mean better terms on a deal.”

Client Experience
SBB: What’s the most common challenge business owners face when applying for a commercial loan, and how do you guide them through it?
AM: The biggest challenge for business owners is taking too many tax deductions. While it lowers taxes, it can make a business look unprofitable to lenders. This situation makes getting an approval for a loan extremely difficult. I advise clients to plan their tax strategies carefully if they anticipate borrowing for expansion, equipment, or other growth opportunities.
“Too many tax deductions may affect loan approval.”

Breaking Down Complexity
SBB: How do you explain complex loan terms or financial concepts to clients who may not have a finance background?
AM: I avoid using “bank jargon”, and I clearly define the terms that I’m using. I’m very personable and encourage questions, creating an environment where clients feel comfortable asking for clarification.
Building Relationships
SBB: How important is building strong relationships with clients and lenders, and what approaches help you maintain trust and transparency?
AM: I value my clients and lenders. I strive to be always respectful of people’s time and to respond promptly to calls, emails, and texts. I always walk clients through fees and processes upfront to ensure they are fully informed and confident with the transaction.
Success Story
SBB: Can you share a memorable example of a client you helped secure financing, and how you communicated with them throughout the process to build trust?
AM: I work with several clients who aren’t native English speakers. Commercial lending can be confusing, so we go through every document together—from lists of required items to letters of interest—and I stay with them through signing. They’re bright and successful, and my goal is to ensure they fully understand every step and aren’t taken advantage of.
Advice for Business Owners
SBB: What advice would you give to a small business owner preparing for their first loan?
AM: Come in with an open mind. Many people assume a Small Business Administration (SBA) loan is the best option, but alternatives may be less expensive and better suited to their needs.
Common Misconceptions
SBB: What mistakes do you see clients make, and how do you address them?
AM: Some clients hesitate to disclose all of their assets, which can make collateral appear insufficient to lenders and risk loan denial. I advise full transparency to ensure the best possible outcome.
“Full transparency leads to the best outcomes.”

Future of Lending
How is technology changing the loan process and the way you connect and communicate with clients?
AM: Technology has changed lending in many ways. I’m experiencing that my clients respond more quickly to texts than emails or phone calls. Some submit online applications without understanding the implications, leading to higher interest rates and less favorable terms. Technology also helps me quickly gather industry-specific information to serve clients better.
